here’s an interesting question: In your opinion, what sets junior, mid-level and senior roles apart in your organisation or industry?

eg. is it purely based on years of experience?

Experience yes but maybe also responsibilities? Senior has more responsibilities than lower, or should :grinning:

Yeah, Ani is also a snot factory for the past week. Sounds like the cough has pulled into her chest, though :frowning:. Our maid came by today and gave her a lecture and told her to steam Vicks

Our whole house smells like Vicks now and it’s amazing.

Morning y’all

Our alarm systems battery backup has failed. Discovered this in the middle of the night when the UPS ran out of power and the alarm triggered - hugely unpleasant in the pitch black of midnight winter load shedding. Really struggled to get much sleep after that.

Also, no internet at home since Sunday afternoon, so I’m currently running out of both patience and phone data. “A physical fault on the Vumatel line” I’m told. May take a while to resolve as limited technicians are available. Kidd Redd had varsity lectures to get through, I have a bunch of prep work I need to do. It’s crazy how dependent we’ve become on having decent internet connections.

Im impressed, that looks good actually - it also does help the HR department.

Careful your HR department does not copy and paste those directly as KPI’s :stuck_out_tongue_winking_eye:

I actually find it quite exhaustive now that I put it down as to what my responsibilities actually are.

That’s a scary thought, but in that case it would then need to be something communicated and agreed upon together.

So this is the outcome of the conciliation with CSOS this morning:
We’ve concluded the conciliation meeting with a request from the conciliator that we propose the following settlement to the trustees to consider and advise if settlement can be reached without the matter being brought forward to arbitration.

The proposal is as follows:

  • The tree be trimmed twice a year.
  • That the trimming of the tree be done in a manner that the tree does not over hang:
  1. her balcony
  2. her patio
  3. over the carport
  4. Or touching any areas of the unit.

Please could the trustees consider the proposal brought forward to ensure we ca provide written feedback to CSOS which will then conclude the matter if the trustees accept the proposal.

Once accepted, we will receive a settlement agreement to sign.

If the proposal is not accepted, the case will then proceed to arbitration where the external arbitrator will review all the documents and information submitted and make a final ruling.

I just sent our Body Corporate another e-mail, since we seem to be the only one adhering to the “drive with due consideration for fellow residents” rule. its basically a cul de sac 1 way circle type road with 1 gate leading to main road (think any gender sign and you get idea). And one would THINK that clockwise/keep left would be in the rules…its not. obviuosly the guys to immediate left of circle start just nip down as its quicker than going all the round…but then on the turn you cant pass each other and someone has to make way…and it seems like its always us, regardless of if we coming in or going out.

So I drew a fucking picture (i kid you not, in paint) of a generic situation of 2 cars blocking the way of each other and asked them to tell me who needs to move for who, and that there is only 1 answer (not “whoever gives in” or “it depends”).

/end rant, thought i’d throw in MY experience with BC (Trafalgar) so far :stuck_out_tongue:

so far im finding out everyone that said they’re fucking useless and lazy were correct.

Just FYI they are your Managing Agent, the body corporate is actually all the owners collectively and the trustees are the voices of the owners. Trustees cannot break rules or create rules and must get permission form owners on certain things. The managing agent is usually only as effective as the trustees, because the managing agent gets its instructions form the trustees. But managing agents can also be a huge delay in getting things done.

Do you know who your trustees are? your managing agent should be able to give those details to you and you as a resident can ask for a SGM to raise this concern

I actually ASKED for a list of the trustees and they didn’t want to give them to me. So I’ve been dealing with them for all my issues…
(EDIT: when the AGM came i attended and it turns out they thought i wanted like private info, names, phone numbers etc…i just wanted to know unit numbers of who i can go to with issues)
It turns out like 70% of the units are owned by like 3 people (who don’t live here) and just rent it out…i know only ONE trustee that actually lives in the complex…and they are rentors.

So how’s that for a fun time…

oh wow that is crazy… you should lodge a complaint with CSOS then. They have to provide you with the details, they cannot withhold it. CSOS is an inexpensive route you can take and managing agents have to respond to notices form them. They are a bit of a toothless institution but can sometimes assist with disputes. i think its something like R100 to open a case.

To be honest when it came out that it was misunderstanding and that thats all i wanted I was happy with the info I got (…although i was a little bit concerned that only 1 trustee actually lived in the complex, and also didn’t actually own the unit).
Im happy to bitch at Trafalgar as according to this email they told me to, after i directly asked them who the trustees were and possibly contact info so i could contact them with issues.

Any queries or matters you have can be directed to myself or Diane and if need be we can then direct it to the trustees as we cannot give out personal information.
