Nope, the trustees just sent out a letter stating that they’re waiting for stage 1 or is that level 1. But there is a separate whatsapp group that the trustees are not part of that is just full of people complaining about everything and crying about having a zoom AGM.

I’m in half a mind to leave it but I guess its some sort of sick curiosity about what other stupid points they can raise.

I would hate to live in a complex with a body corporate.

its not always fun but i dont have to worry about breakins, there is always a guard at the gate and one walking in the complex and we have night vision cameras etc. So very safe in my opinion.

If there is going to be a break in it will happen when im not home.

We had our AGM last week but it wasn’t online. It took so many hours. I’m glad it’s only once a year.

Yeah we’ve felt super safe where we’ve been staying with access controlled entrance and walking guards etc. Especially when you’re in a large complex with approx 250 usints and 500 parkings.

Kinda makes me sad for moving next month but we also like where we’re going, despite only being about 15 units, will be a bit of an adjustment.

So ours AGM took 3 hours…and the budget was not approved as they basically want to increase our levies by 31%(which is freaking insane) the previous flipping managing agent took geyser repairs out of levies instead of claiming for it through our insurance, plus we have several units owing (thank goodness no new defaults) but several form 2018 -2019 and that has put us in cashflow predicament(hence wanting to increase our levies by 31%. This would mean our levies are more than ppl living in freaking dainfern and equal to ppl living in Sandton.

These bloody ppl owe half a million and the stupid attorneys who were instructed to deal with the collections are just terrible not giving reports etc.

We have a guy that owes R300K and another that owes R250K. Can’t do anything to them.

What are your levies? Here are mine which people seem to be suggesting are pretty high. They split out the sewerage from the levy so that its not so high.

Well im not sure how many owners are in arrears but ja. its riduculous.

Our levies are currently
Levies - R2010.35
Csos - R30.21
Garden levy - R45.00
Special levy - R189.66

they now want to split out the sewerage and water.
Sewerage - R510.11 (this is from what i understand the standard charge from city of jhb,ive seen several other complexes with this same charge)
Water - R450.00 (ridiculous amount but as there is no funds for meters im guessing this will have to happen for now)

if we dont split out the sewerage they want to increase our levies by 31%. (our levies are calculated based on the size of the units(we have 152 units, ranging from 2bed+1bath, 2bed+2bath, 3bed+2bath)

Our reserves are currently at R1.5 million. We are lucky that our complex is exceptionally well run.

Also partly the reason I’m moving, the levies here are stupid expensive too.

How big is your place? ie 2bed 2bath for example.

3 bedroom, 2 and a half bathroom. We’ve got 66 units in the complex. Our actual surface area isn’t very big though. Double story on a small yard.

ja ours isnt big as well. we have a 3bed 2 bath and its 66 squares according to my COJ bill…according to our insurance that our body corporate pays our unit is 85 squares…and our garden is not 19 squares big…
